Buying or selling a home is a major journey, especially for first time home buyers, but you don't have to fly solo. As your real estate co-pilot, my job is to navigate the market conditions, handle the turbulence of negotiations, and ensure we land exactly where you want to be.
I’m Kate Tye with Happy Homing Realty. I’m a Realtor, but I approach the job differently because of my background. Growing up in Kootenai County and raising my family here means my market research wasn't done on a computer; it was done on the ground. I don't just look at the price tag; I view Kootenai County homes through a 'livability lens.' I know the heartbeat of this community and offer local lifestyle insights that you can’t just Google. I don't just find you a house; I guide you to the top-rated schools, the quietest streets, and the neighborhoods you actually want to live in. I’d love to help you find your way home.

Homing pigeons are fast, loyal, determined, and intelligent. They don't stop until they reach their destination. Just like these remarkable birds, I bring the same homing instinct to my real estate clients, especially first time home buyers in Kootenai County. I am your real estate co-pilot, dedicated to helping you find your way home.
My pet dove (a cousin to the pigeon), Kinger, is the inspiration behind my brand. Whether we are navigating a tricky negotiation or hunting for a hidden gem among Kootenai County homes, I handle the turbulence and chart the course, ensuring you land safely at your “perfect nest.”

I didn’t just choose to sell Kootenai County homes; I was raised here. Deeply rooted in Idaho, I am now fortunate to raise my own family in the same beautiful surroundings I grew up in. My husband Ben and I have been navigating life together for 21 years, and these days, our biggest adventures involve our two kids, Cora (12) and Roland (6). As a real estate co-pilot for first time home buyers, I love helping others find their dream homes while enjoying all four Idaho seasons. When I’m not working, we soak up summer by hiking and swimming, and cozy up on the couch for family movies in the winter.
